The Calgary Real Estate Board has just released the sales stats for the month of January, 2025.
As expected, home sales are slowing somewhat in both Calgary & Cochrane, while inventory levels in both centers continue to rise; end result being that prices are beginning to level off, even slightly decreasing amongst certain property types. Some interesting points from the stats package include...
- Cochrane continues to deliver better value than Calgary. While the price gap is continually decreasing, as of January 31, 2025, homes in Cochrane were 2.90% cheaper than their Calgary equivalent.
- As of January 31, 2025, Calgary homes are on average 3.00% more expensive than they were in January, 2024.
- As of January 31, 2025, Cochrane homes are on average 5.00% more than they were in January, 2024.
- Of all property types (i.e. detached, duplex, townhome, apt condo), apt condos have seen the biggest influx of inventory, with current levels being 90% higher than this time last year.
Taking a close look at the statistics confirms that we continue to move ever-closer to a 'balanced market,' where demand vs supply reaches equilibrium; end result being that Sellers and Buyers have equivalent negotiating power.
