Experience is key when crafting an enticing offer to purchase on a Calgary and/or Cochrane, AB home; particularly so when the market is as brisk as it is today.
When constructing a successful offer to purchase, one would be remiss to not take the Seller's position into perspective; what is it that is important to them?
- Price: Price is typically the most important aspect of an offer to purchase for both parties, with the Seller wanting to capture as much as possible and the Buyer searching for the proverbial 'deal.'
Depending on the particular scenario (i.e. Seller's market, Buyer's market, multiple offer situation), there is clear and concise strategy to ensure your success when crafting an offer to purchase.
-Deposit: An initial deposit must accompany an offer to purchase. While the respective initial deposit will be deposited and held in trust by the listing Brokerage (i.e. the company name on the 'For Sale' sign), it is 100% refundable to the Buyer should the Buyer chose not to lift one or more of the condition(s) to purchase (e.g. financing approval, home inspection, review of condominium documents, etc).
A Seller will typically consider your initial deposit as a indication of your financial ability to bring the deal together (i.e. financing approval). As such, it is good practice to include a reasonable deposit amount with your offer to purchase. That amount depends on several factors, including (but not limited to) magnitude of purchase and whether or not you find yourself in a multiple offer scenario.
- Inclusions: Typically applies to the 'unattached goods' to be included with the purchase (e.g. fridge, stove, microwave, hood fan, dishwasher, washer, dryer, garage door opener w controls, window coverings, etc).
Depending on the scenario, it is often best to 'stick to the script' here. For example, it may not be wise to ask the Seller for the antique dresser that has been in their Family for 150 years when in a multiple offer situation.
- Possession Date: Is the Seller looking for a specific possession date? If so, does that date work for you? If it does, grant it.
