Driven by growth in demand for all property types, we are beginning to break all-time records in both sale prices and pace of sales in Calgary, Cochrane and surrounding Areas.
- The price of a detached home now sits at 11% higher than last year, constituting an all time record high. Year-over-year price gains have occured in every district, with the stongest growth being in NW Calgary. Meanwhile, Calgary City Centre remains the only district where prices are lagging behind previous highs.
- The price of a semi-detached (i.e. duplex) is nearly 9% above last year. Once again, the only district that has not recovered from previous highs is Calgary City Centre.
- The price of a row townhome has increased by 6% over last year, but still sits below previous pricing highs seen in 2015.
- The price of an apartment condominium sits at 2% higher than last year. Hindered by continuous over-supply resulting from rampant new builds, this property type remains significantly below previous pricing highs experienced in 2015.
With housing inventory levels currently struggling to keep pace with an unseasonally high rate of sales, we remain solidly situated in a true Seller's market.
